1. Once you have decided on a property and agreed on price, you will then ask for the TAPU. This is the title deeds and will secure ownership. This also states that the building is earthquake proof, that the owners owe no debt on the property, that there are no outstanding utility bills, that the agent you have bought property with is licensed, that the lawyer you have appointed is authorized.
2. In order to speed this process up you must therefore, have elected a licensed real estate agent, have elected a legal translator, a lawyer and that you have registered with the tax office and have opened a bank account. (To open an account you just need is your tax number and a copy of your passport)
3. The TAPU is the transfer of ownership. However, you will also need a comprehensive contract drawn up between seller and buyer to cover any eventualities. The contract will cover
Detailed description of property including state of repair and address.
The selling price.
Sellers bank details.
Agents bank details (if appropriate)
Payment terms should be clearly set out
If power of attorney is appointed, this will be clearly stated.
All contact details of those involved in sale.
Operational license numbers of agent and lawyer.
Always elect a translator to make sure your contract is in clear English.
4. The contract should be notarized. In front of a notary public, you will have ensured that all signatures are genuine, that the contract is official, and that the terms within the contract are binding.

Didim D-Marine Completed Now
Construction of the Marina in Altinkum started in 2006 and is the biggest development in the resort for years. Didim Marina, which is being built by the Dogus Group, will have a total capacity of 850 yachts, 550 in the sea and 300 on land. The site covers 140 000 sq m's of land and 173 000 sq m's of sea.

In order to speed this process up you must therefore, have elected a licensed real estate agent, have elected a legal translator, a lawyer and that you have registered with the tax office and have opened a bank account. 3. The TAPU is the transfer of ownership. However, you will also need a comprehensive contract drawn up between seller and buyer to cover any eventualities. The contract will cover

This also states that the building is earthquake proof, that the owners owe no debt on the property, that there are no outstanding utility bills, that the agent you have bought property with is licensed, that the lawyer you have appointed is authorized.
2. In order to speed this process up you must therefore, have elected a licensed real estate agent, have elected a legal translator, a lawyer and that you have registered with the tax office and have opened a bank account. (To open an account you just need is your tax number and a copy of your passport)
3. The TAPU is the transfer of ownership. However, you will also need a comprehensive contract drawn up between seller and buyer to cover any eventualities. The contract will cover

The selling price.
Sellers bank details.
Agents bank details (if appropriate)
Payment terms should be clearly set out
If power of attorney is appointed, this will be clearly stated.

About Altinkum
Didim is shaped as a peninsula surrounding Mugla on the east coast with huge inlet of Akbuk town, Aegean Sea on the west and east coast, Lake Bafa and the Menderes River on the northern coast. Altinkum is 106 km to Aydin, 53 km to Söke, 73 km to Kusadasi, and 110 km to Bodrum.
Arriving into the resort of Altinkum you will see straight away where it gets its name from. Altinkum means golden sands and has several gloriously sandy beaches which gently shelve in the warm Aegean Sea.

Ownership of property in Turkey (The Buying Process)
1. Once you have decided on a property and agreed on price, you will then ask for the TAPU. This is the title deeds and will secure ownership. This also states that the building is earthquake proof, that the owners owe no debt on the property, that there are no outstanding utility bills, that the agent you have bought property with is licensed, that the lawyer you have appointed is authorized.
2. In order to speed this process up you must therefore, have elected a licensed real estate agent, have elected a legal translator, a lawyer and that you have registered with the tax office and have opened a bank account. (To open an account you just need is your tax number and a copy of your passport)
3. The TAPU is the transfer of ownership. However, you will also need a comprehensive contract drawn up between seller and buyer to cover any eventualities. The contract will cover
Detailed description of property including state of repair and address.
The selling price.
Sellers bank details.
Agents bank details (if appropriate)
Payment terms should be clearly set out
If power of attorney is appointed, this will be clearly stated.
All contact details of those involved in sale.
Operational license numbers of agent and lawyer.
Always elect a translator to make sure your contract is in clear English.
4. The contract should be notarized. In front of a notary public, you will have ensured that all signatures are genuine, that the contract is official, and that the terms within the contract are binding.
5. Next stage is to apply for the transfer of ownership. This is done at the TAPU office and you will need
• The title deed
• Passport
• 2 passport photos
• If you are using an agent, they will also provide documentation.
6. One military clearance is completed, normally 3 weeks, you will receive the official ownership. Upon completion there is a tax due to the Turkish Government. This is variable and dependent on several factors. A clear indication of how much this tax is becomes available during negotiations.
