1. Once you have decided on a property and agreed on price, you will then ask for the TAPU. This is the title deeds and will secure ownership. This also states that the building is earthquake proof, that the owners owe no debt on the property, that there are no outstanding utility bills, that the agent you have bought property with is licensed, that the lawyer you have appointed is authorized.
2. In order to speed this process up you must therefore, have elected a licensed real estate agent, have elected a legal translator, a lawyer and that you have registered with the tax office and have opened a bank account. (To open an account you just need is your tax number and a copy of your passport)
3. The TAPU is the transfer of ownership. However, you will also need a comprehensive contract drawn up between seller and buyer to cover any eventualities. The contract will cover

Detailed description of property including state of repair and address.
The selling price.
Sellers bank details.
Agents bank details (if appropriate)
Payment terms should be clearly set out
If power of attorney is appointed, this will be clearly stated.
All contact details of those involved in sale.
Operational license numbers of agent and lawyer.
Always elect a translator to make sure your contract is in clear English.


4. The contract should be notarized. In front of a notary public, you will have ensured that all signatures are genuine, that the contract is official, and that the terms within the contract are binding.
5. Next stage is to apply for the transfer of ownership. This is done at the TAPU office and you will need

• Passport
• 2 passport photos
• If you are using an agent, they will also provide documentation.

6. One military clearance is completed, normally 3 weeks, you will receive the official ownership. Upon completion there is a tax due to the Turkish Government. This is variable and dependent on several factors. A clear indication of how much this tax is becomes available during negotiations.

Construction of the Marina in Altinkum started in 2006 and is the biggest development in the resort for years. Didim Marina, which is being built by the Dogus Group, will have a total capacity of 850 yachts, 550 in the sea and 300 on land. The site covers 140 000 sq m's of land and 173 000 sq m's of sea.

This also states that the building is earthquake proof, that the owners owe no debt on the property, that there are no outstanding utility bills, that the agent you have bought property with is licensed, that the lawyer you have appointed is authorized.
2. In order to speed this process up you must therefore, have elected a licensed real estate agent, have elected a legal translator, a lawyer and that you have registered with the tax office and have opened a bank account. (To open an account you just need is your tax number and a copy of your passport)
3. The TAPU is the transfer of ownership. However, you will also need a comprehensive contract drawn up between seller and buyer to cover any eventualities. The contract will cover

Detailed description of property including state of repair and address.
The selling price.
Sellers bank details.
Agents bank details (if appropriate)
Payment terms should be clearly set out
If power of attorney is appointed, this will be clearly stated.

4. The contract should be notarized. In front of a notary public, you will have ensured that all signatures are genuine, that the contract is official, and that the terms within the contract are binding.

Ownership of property in Turkey (The Buying Process)

1. Once you have decided on a property and agreed on price, you will then ask for the TAPU. This is the title deeds and will secure ownership. This also states that the building is earthquake proof, that the owners owe no debt on the property, that there are no outstanding utility bills, that the agent you have bought property with is licensed, that the lawyer you have appointed is authorized.
2. In order to speed this process up you must therefore, have elected a licensed real estate agent, have elected a legal translator, a lawyer and that you have registered with the tax office and have opened a bank account. (To open an account you just need is your tax number and a copy of your passport)
3. The TAPU is the transfer of ownership. However, you will also need a comprehensive contract drawn up between seller and buyer to cover any eventualities. The contract will cover

Detailed description of property including state of repair and address.
The selling price.
Sellers bank details.
Agents bank details (if appropriate)
Payment terms should be clearly set out
If power of attorney is appointed, this will be clearly stated.
All contact details of those involved in sale.
Operational license numbers of agent and lawyer.
Always elect a translator to make sure your contract is in clear English.


4. The contract should be notarized. In front of a notary public, you will have ensured that all signatures are genuine, that the contract is official, and that the terms within the contract are binding.
5. Next stage is to apply for the transfer of ownership. This is done at the TAPU office and you will need
• The title deed
• Passport
• 2 passport photos
• If you are using an agent, they will also provide documentation.

6. One military clearance is completed, normally 3 weeks, you will receive the official ownership. Upon completion there is a tax due to the Turkish Government. This is variable and dependent on several factors. A clear indication of how much this tax is becomes available during negotiations.

Akbuk is not as well known yet as resorts as Kusadasi or Bodrum, but has all potential to become a luxury resort. It still maintains ots definite Turkish feel, whilst being welcoming the new British residents.The tranquil and countless beaches, with characteristic bars and bistro's along the quaint harbour will make you enjoy exquisite Turkey. High builds are not allowed in Akbuk. You will see beautifully designed villas and houses and most property available is within walking distance of the beautiful beaches and most of the infrastructure is in place already. Didim D-Marine Completed Now


Construction of the Marina in Altinkum started in 2006 and is the biggest development in the resort for years. Didim Marina, which is being built by the Dogus Group, will have a total capacity of 850 yachts, 550 in the sea and 300 on land. The site covers 140 000 sq m's of land and 173 000 sq m's of sea.
It is widely believed that investing in Altinkum (Didim) will be quite profitable. The Marina will attract big investors to Didim and will turn it into the tourism capital of Aegean. This is the reason more and more British people are buying in this resort. It has always been seen as the poorer relative to the like of Marmaris and Bodrum. But now with its own impressive Marina, plus more besides to offer, Altinkum is an investors dream. Take advantage of the prices as they are at the moment, especially in developments close to the site. And with the marina comes a shopping centre and ferry links to the Greek islands. A proposed golf course will undoubtedly follow shortly. This once quiet, fishing village is growing into a cosmopolitan resort to rival any other in Turkey. Viewing Trips

All major tour operators fly in to Turkey between May and October. During the winter, Altinkum can be reached via Izmir with British Airways, Turkish Airlines (via Istanbul) and Cyprus-Turkish Airlines. As of winter 2007, Bodrum and Dalaman airport have flights with some UK tour operators and Onur Airlines.
You have two options with your viewing trip. You can either book a package holiday with one of the major tour operators and Turkish Home Office will refund 200GBP per person (max 2) on completion of sale. These are normally for 7-14 days. Your other option is to book and pay for flight only with any airline and Turkish Home Office will arrange your
accommodation and transfers. This will suit you if you only want a short trip.
