Furnishing a rental property in Turkey - Furnishing a holiday home
As
the rental market becomes more competitive, the way you are going to furnish
a rental property in Turkey will be one of the most important factors
to think about when you decide to rent out your holiday home. The holiday
rental market now demands more than a bog standard apartment with little
or no entertainment facilities and kitchens have to provide more than the
mere basics.
It is understandable that many holiday home owners may want to cut corners and furnish a rental property as cheaply as possible for fear of wear and tear and damages, but in our experience it is false economy to provide cheap furniture which may need replacing on a yearly basis or let you down whilst you have people staying. Guests these days want a 'home from home' experience when going on holiday and rental properties should be furnished to reflect this.
Never go for the cheap or budget 'deal' - the income on a rental property will be higher, and you will have more repeat bookings if you choose at least a middle range furniture pack and add some homely finishing touches with accessories, soft furnishings and electrical goods.
Although eating out is relatively cheap in Turkey, your guests have chosen a self catering holiday so your kitchen must be well equipped with a good selection of cooking utensils.
If you are advertising your holiday home as sleeping 6 people, you must provide living room furniture to seat 6, the dining table should seat 6, and there should be enough sunbeds/patio furniture for six people outside. Wardrobe/cupboard space should also be sufficient for the number of people occupying the property, with enough hangers and drawers.
Any rental property in Turkey should also be funished in a 'child friendly' way if your holiday home is to appeal to families. Glass ornaments and breakable accessories should be avoided or kept in a place out of reach of young children, steep stairs should have a low handrail and the swimming pool if you have one should be gated off to avoid accidents.
Paying for good quality matresses and bedding is also important, a lumpy matress and sleepless nights will not encourage a repeat booking and may even result in your guests requesting a refund. It can be difficult to decide on bedroom furniture when you furnish your holiday home as you want to be as flexible as possible so it can be a good idea for the master bedroom to buy two single beds which can slot together to make a double/king sized bed. This way you can cater for couples and singles alike.
In
Turkey, it is well worth investing in mosquito nets, especially on bedroom
windows, and always keep a set of candles at the property as many areas
suffer power cuts in bad weather. Catering for year round rentals is a must
to maximise your income so it doesn't hurt to provide a few extra necessities
for the cooler months such as a gas patio heater, indoor heaters, maybe
even a couple of hot water bottles.
Always leave a number where guests can order water or gas bottles if necessary. Nearly all properties in Turkey have a shower, but if yours only has a bath, it is well worth investing in a shower, even an 'over bath' shower will be much appreciated by your guests.
Things that make that all important difference when furnishing a property for rentals in Turkey:
- Comfortable beds, good quality bedding
- Mosquito nets
- Microwave, dishwasher, Sat TV and/or DVD player,
- Well equipped kitchen,
- Heating, air conditioning,
- Tea/coffee/toilet roll, bottle of wine and cleaning equipment left in the property for your guests arrival,
- Good quality electrical items,
- Above all, cleanliness both within the property and the garden area.
It is important to make sure that all furnishings and indeed the property itself, are safe for your tenants. Holiday home insurance should always be kept up to date, and it is wise to take out a public liability insurance if renting your property.
