The Resort of Kas

Kas in Turkey is a charming resort set at the foot of a wall of mountains facing the sea

The views across the Kas coastlineBecause Kas is a few hours drive from the nearest airports, it gets fewer visitors than those resorts in Turkey that are more easily accessible and remains a relatively unspoiled tourist town. A small resort with great historical interest, and known for its exclusivity and stunning views, Kas tends to attract people looking for 'high end' holidays and property.

Kas has two beaches aptly named Big Pebble Beach and Little Pebble Beach and also a number of swimming platforms with the gorgeous Limanagzi Beach reachable in 10 minutes by water taxi.

Further along the coast is the famous Patara Beach which is Turkey's longest sandy beach stretching to 18km. It is also the breeding ground of the delightful Caretta-Caretta sea turtles. There are also many water sports available in Kas, which has a reputation for some of the best diving sites on the Med.

Discerning British tourists have been settling there for nearly 20 years, moving in to run its restaurants and boutiques, build their holiday homes — and push up property prices. Down the road, the town of Kas (pronounced cash) has been finding favour with those who prefer somewhere that feels like real Turkey. Scandinavians and British lead an international fanbase.

Its shopping bazaar, or Uzun Carsi, full of carpet and craft shops, and its harbour have changed little in 15 years, and, like Kalkan, the two-hour transfer from the nearest airport has deterred the package-tour market. However, the new marina will attract a whole new water-borne following — and increase its profile.

Kas in turkeyKas has always attracted a Bohemian, discriminating type of person, but as soon as the yachties start talking about the new marina, prices will start to go up,’ says Cameron Deggin, of Place Overseas, a Turkey property specialist.

‘There will be no major impact in the first year of opening, but once it reaches full capacity, by 2013, things should really take off.’
Kas marina will also be deep enough to take the large liners en route from Cyprus and Israel, and its 500-plus berths will help address a big shortage in the Mediterranean and Aegean.

‘This shortfall is because many [British] boat owners in places such as Spain, France and Italy are seeking berths outside the Eurozone where it’s cheaper to keep a craft,’ says David Richardson, of Property Sun Turkey agency. There is no doubt the marina will have an impact on Kas.’

Development has been highly restricted, with plots of land for holiday homes larger than normal (around 600 m2), attracting those wanting a detached villa with space and privacy, and a requirement to build in the local stone.

‘Kas is more expensive than Fethiye — but similar to Kalkan — and it is essentially a villa, rather than an apartment destination, with a three-bedroom house typically priced at £300,000,’ says Deggin. ‘Plus, the rocky terrain pushes up build costs by 15 per cent.’
