What we require from our Property Agents
Most
of our Turkey property agents and sales partners
rely on local ads to bring in new potential clients from the community,
family, work or business contacts, some build their own websites, become
involved in network marketing, or take part in property exhibitions in their
area. Existing estate agents selling in their home countries use their office/shop
windows to display a selection of overseas properties, others even recruit
sub-agents. However you attract clients is entirely up to the individual
agent.
With any new clients, the Agent will discuss details of the sort of property in Turkey they are looking for, budget and area of interest. The more details you can get from the client, the more successful you will be in sending them property descriptions that fit their criteria, and the more likely you are to secure a sale once they arrive in Spain.
Getting clients is not as easy as it sounds, and anyone wishing to become involved in the property market should be prepared to put in some hard work and allow an advertising budget. However, the rewards are very good for those who are committed and prepared to put in the work.
Property Agents and sales partners can take details and photographs of our properties in Turkey from our websites (Hot Property Turkey or Hot Property Istanbul ) to send to clients, or contact us direct if there does not appear to be anything suited to the needs of the clients. We have many properties that have not been added to our sites, and we will endeavour to assist our Agents in every way possible to fulfill the requirements of each potential client within 24 hours.
We will need the Property Agents to provide us with the Name, Home Address, Email Address (if they have one) and Telephone Numbers. We will then register your client on our database and if they buy, the commission will be paid to you.
There are generally three types of client:
1. Those who are visiting Turkey on their own, who may call us when they arrive. If they do call us or visit our offices, and they are registered as your client, commissions will be paid to you. However, we try to avoid this situation as often we are unable to arrange viewings at very short notice. It is vital in all cases that the client provides the agent with a mobile contact number.
2. Appointments. Clients who have already made accommodation arrangements for their stay in Turkey can be picked up, or met in an agreed location at a pre-arranged date and time. Generally, clients will make an appointment once a Property Agent has shown them a couple of properties of interest before they leave their home country. We will then require at least a morning with the clients, preferably from 10am.
3. Those on Inspection Trips. Clients would be collected from the relevant airport and transferred to local accommodation in the area in which they would like to view property. We ask the clients to arrange and pay for their own flights, but often Agents will offer to refund the cost of the flights from their commission if the clients buy. This gives an extra incentive to the client to book a trip if they are serious buyers. Inspection trips generally produce a higher volume of sales than appointments.
From the Property Agent, we would require their flight details (time, date, flight number & departure airport), budget and property requirements.
All clients for Appointments & Inspections should have been fully qualified by the Agent. They should be in a position to buy when they meet us and be aware that they will need to have with them a credit card, cash or bank details that will enable them to pay a 3,000 Euro/£2,000 holding deposit. If a property is to be bought in the joint names of husband and wife, a marriage certificate will be required.
Commissions are variable and depend on area, type of property, developer (if off plan), and whether an offer has been accepted on the property. (On occassions, when an offer is made on a property and the owner will not reduce his figure to that of the offer, we may have to subsidise this figure to ensure a sale).
